dc.description.abstractVietnam real estate market has had significant development recently. Commercial real estate products have been changing the picture of Vietnam’s economy. However, there are numerous limitations in the improvement procedure of the real estate market: much false information and false signals have contrarily affected investor conclusion, causing excessive outbreaks in price as well as transaction quality in the real estate market. To overcome these shortcomings, the Hedonic Pricing Model as a conventional statistical technique can be used to evaluate, anticipate costs of real estate in the market. Before applying this method to evaluate the true prices, we need to create an accurate determining of all determinants affecting real estate prices. In an effort to develop a mass appraisal model implemented in Ho Chi Minh City, this research employs additive models based on a comparative approach with a sample of 1300 houses are selling in Ho Chi Minh City. As indicated by results factors that most significantly determine housing price in Ho Chi Minh City are: (1) Size of Living Area, (2) Location, (3) Number of rooms, (4) Number of floors, (5) Distance to front, (6) Width of the front road, (7) Car parking, (8) Terrace. The research content of this thesis is placed under the perspective of house buyers for the real estate market in Ho Chi Minh City. Based on the results of researches on domestic and foreign real estate prices, applying Hedonic’s valuation model to build a research model of 8 factors affecting house prices in the city. This thesis implements quantitative research method, with 1300 samples in many districts. It also is used OLS regression method and data processing with Stata14 software to find out the determinants affecting the house prices in Ho Chi Minh City.
