dc.description.abstractToday there are many attractive investment channels for the investors to choose, and real estate is one of them. However, to make a reasonable investment decision, analysis and valuation is a very essential tool. That’s why this study is to analyze and estimate the value of a particular firm in this industry, Nam Long Investment Corporation. (NLG) Nam Long will be analyzed by using financial statements. To effectively interpret financial data, the analysis process will go through three steps. Firstly, the firm’s business strategy will be examined to give an overall picture of real estate industry, company’s key profit drivers, strengths and weaknesses, as well as its competitive advantage. Then, financial statements of three most recent years will be used to assess the firm’s past and current performance, as well as its sustainability through ratio analysis. From business strategy and financial analysis, some assumptions will be made for forecasting the firm’s future prospect and evaluating. The last step and also the most important part of this study is valuation approach. This firm’s value will be estimated by assets-based valuation approach, which will evaluate the firm based on total value of properties that it owns.en_US
